Air Duct Cleaning vs. Air Duct Sanitizing: What’s the Difference?

When homeowners call about duct cleaning, one of the most common questions is whether they should also get sanitizing — and whether it’s worth the additional cost. Cleaning and sanitizing do different things, and for some homes, both are worth it.

What Cleaning Does

Air duct cleaning removes physical debris — dust, dirt, pet dander, construction particles, and anything that has accumulated over years of normal use. It’s a mechanical process: vacuum equipment pulls debris out while agitation tools dislodge what’s stuck to duct walls. After cleaning, your system circulates significantly less particulate matter through your home.

What Sanitizing Does

Sanitizing applies an antimicrobial treatment to interior duct surfaces after cleaning. The goal is to kill bacteria, mold spores, and biological contaminants that mechanical cleaning alone doesn’t eliminate. If your home has had mold, a flood, or persistent musty odors — sanitizing is worth it.

When to Do Both

  • After any mold remediation in the home
  • After flooding or significant water intrusion
  • If previous owners had pets and the home smells musty
  • After a pest issue
  • If anyone in the home has compromised immune function or severe allergies
